Design Offices in Munich – A Beacon in the City

Located at a key transportation hub, the Bavaria Towers in Munich have become a new landmark in the city’s east. At the very top of one of the four towers, the Design Offices coworking space offers a next-generation working environment across seven floors—designed to the most modern standards. Flexibility is the central concept behind this coworking space, and it has been seamlessly integrated into Occhio’s lighting design.

A Symbiosis of Light and Architecture
 

In the Bogenhausen district of Munich, the Bavaria Towers—home to hotels and office spaces—are brimming with new life. Design Offices occupies the tallest of the four towers, spreading across seven floors. With a focus on providing the most modern work environments, flexibility was key—and this became the guiding principle for Occhio’s lighting concept.

The flexibility of Occhio’s lighting design is largely achieved through a track system that mirrors the triangular layout of the building while meeting all the special functional requirements. The design focused on creating a linear modular system for the dynamic interior, while minimizing visible ceiling installations.

Occhio designed a track grid that radiates from the core of the tower across more than 9,000 m². This system is composed mainly of luminaires from the Mito, Mito linear, and Più series. Tailored solutions were developed to address unique needs, and smart lighting planning ensured everything stayed within budget. Occhio provided lighting design, project management, on-site installation supervision, and final commissioning for five Design Offices locations.

A New Benchmark in Office Design

Occhio’s lighting design also took the building’s exterior into consideration. During the planning phase, special attention was given to the vaulted ceilings and the external appearance of the structure.

Inside the building, the lighting is synchronized with the natural rhythm of daylight—warm tones in the morning and evening, cooler tones during the day. These color temperatures can be adjusted using »color tune«. All lighting can be controlled via the Occhio air system.

A Sense of Home

The second floor serves as the official entrance and an informal meeting zone. It includes lounge areas, a coffee bar, and a spacious outdoor terrace for relaxation and networking. Design Offices wanted the lighting here to contrast with the more standardized design of the upper floors. Using consistent luminaires throughout the project, Occhio achieved this with track-mounted Più R alto 3d spotlights and a special edition of the Mito sospeso pendant light featuring a black canopy. Varying fixture heights and casual arrangements create a relaxed, inviting atmosphere.

Scenic Lighting

In the multipurpose hall—used for company events, lectures, group discussions, and wine tastings—Mito sospeso demonstrates its incredible versatility.

With height-adjustable pendants, the hall can be adapted to any setting. Each luminaire can be quickly repositioned as needed, offering maximum creative freedom. The color temperature can also be adjusted with »color tune«.

Atmospheric Lighting

In the elegantly appointed conference rooms, high-quality, thoughtfully selected classic luminaires enhance a warm and welcoming ambiance. Mito sospeso helps create a charming meeting environment. With tunable white light, users can choose the lighting that best supports dialogue and focus.

Flexible Lighting

On the standard floors, lighting flexibility and customization once again take center stage. The track grid system runs throughout all zones, with each area equipped with three Più R alto 3d spotlights and one Mito volo track pendant. The layout of the lighting tracks aligns closely with the architectural rhythm of the window axes and ceiling beams. Mito volo track was developed specifically for this project.

Compact Spaces

The smallest office units are designed as one-person, two-person, or four-person rooms. Each is equipped with two track lines: one for pendants and one for spotlights. This setup reflects the flexibility of both the architecture and the lighting concept. On one hand, flexible partition walls allow large rooms to become compact offices; on the other, the track grid system designed by Occhio ensures consistency. Here, the precision and directionality of the spotlights perfectly complement the diffuse glow of the pendant luminaires.

Smart Light Control

Lighting should not be fixed to one scenario, but should adapt dynamically to the needs of the space. Here, the user becomes the designer. With gesture control or via Occhio air, they can change individual lighting functions and transform the atmosphere—designing a workspace entirely to their liking. Occhio air comes with pre-configured lighting scenes and can be mounted on the wall using a magnetic bracket or carried as a portable control unit.
